Chimneys, gutters and roof edges

Not every apparent roof leak begins in the roof covering. Chimneys and rainwater fittings sit at vulnerable junctions and can create damp problems that look surprisingly similar.

What may be worth checking

Chimney pointing

Weathered joints can admit water and, in advanced cases, allow masonry to loosen.

Lead flashing

Poorly detailed or displaced flashing is a common route for water beside a chimney.

Flaunching and pots

The top of the stack should shed water and hold pots securely.

Overflowing gutters

A blocked or badly aligned gutter can repeatedly soak the fascia and wall below.

Leaking joints

A small failed seal can produce concentrated staining and dampness.

Downpipes

Blockages or failed joints can saturate masonry at lower levels and be mistaken for another damp problem.

Before agreeing to a repair

Ask the roofer to explain what they believe has failed and how the proposed work addresses that failure. For anything more than a very small repair, a written description of the work can help avoid misunderstandings.

Where hidden damage is possible, ask what happens if further defects are found once the covering is opened. Photographs before and after the work can also be useful.

Safety: do not climb onto a wet, damaged or unfamiliar roof to investigate the problem yourself.
